September 2026 / Austin-Round Rock-San Marcos MSA.
Unlock MLS reports 2,223 residential home sales, a $421,000 median sale price, 13,465 active listings, 5.4 months of inventory and an average close-to-original-list price ratio of 92.7%. September 2026 / Luxury single-family snapshot.
An independently published, Unlock MLS-sourced report counts 209 single-family sales at $1 million or more across Travis, Williamson and Hays Counties. It reports a $1,376,600 median sale price, $466.33 average sold price per square foot, 45 median accumulated days on market, 96.61% of final list price and 92.19% of original list price. The source notes that the report uses a CentralTX data platform and that methodology and data-pull timing can vary. Treat this as a dated regional snapshot, not an appraisal or a specific home’s value.
- Source period: September 1–30, 2026; report published October 9, 2026.
- Definition: closed single-family homes at $1 million or higher in three counties; condos are excluded.
- Sample: 209 closed sales. A monthly neighborhood subset may be too small for a stable comparison.
Use the right geography and definition.
Unlock MLS’s public monthly report covers the MSA, Austin city and several counties. The cited luxury analysis includes zip-code breakouts, but it does not report every named neighborhood as a consistent monthly series. To publish $/sq ft, days on market and sale-to-list by each community, use a defined MLS query, consistent price and property filters, sample counts and Cynthia’s approved MLS data-use process.
How a useful local report should be read.
Each issue should state the closed-sale period, geography, property types, price threshold, sample size and whether days on market mean cumulative or current listing days. Price per square foot should define the living-area field and treatment of land, new construction, waterfront and unusual properties. List-to-sale ratio should specify original versus final list price. Small samples should be disclosed rather than treated as a trend.
Ask for the detail that changes your decision.
For a real purchase or sale, compare relevant closed and active properties with an agent who can access the current MLS record and explain adjustments. A metro median cannot answer what $2 million, $4 million or $8 million buys in one community, nor identify where values are holding. Request a property- and timing-specific analysis.
