When learning time has value.
A new job, uncertain attendance schedule, unfamiliar neighborhoods or an unsold current home can make flexibility valuable. If you rent first, investigate lease duration, early termination, storage, pets and the cost of moving twice. Short-term housing is not automatically inexpensive or available.
When the purchase sequence is ready.
Buying sooner may fit when you know the location, have financing and reserves in place and understand the property investigation. Compare ownership costs, selling expenses and your expected time in the home. A universal “five-year rule” cannot replace your actual assumptions.
Make the decision on one page.
Write down your earliest arrival, job start, likely stay, current-home status, available cash and temporary-housing alternatives. Ask Cynthia to help you compare the local sequence and have a qualified lender or advisor assess the financial assumptions. This resource does not provide investment or tax advice.
